What is Otay Ranch?
Otay Ranch is a master-planned community of numbered villages in eastern Chula Vista, California, largely within ZIP codes 91913 and 91915. It was developed from the 1990s onward around a network of parks, paseos and trails, and is anchored commercially by Otay Ranch Town Center.
Is Eastlake part of Otay Ranch?
No. Eastlake is a separate eastern Chula Vista master plan with its own governing documents, assessments and school assignments — as are Rolling Hills Ranch, San Miguel Ranch and Rancho del Rey. They sit next to Otay Ranch and are routinely mislabelled as part of it, including by national listing portals. For Eastlake specifically, see the Eastlake guide on San Diego Buy Guy.
Why does this site not show homes for sale?
Because the portals already do that well, and we would only be republishing their feed. What no one does well is explain what you are actually looking at — which village, what the Mello-Roos assessment really costs, what the HOA covers, which school the address feeds. That is what this site is for. Bring us a listing you found anywhere and we will read it with you.
Who runs Otay Ranch Homes?
Kristian Peter, a California real estate broker (CA DRE #01308663) licensed since 2001 and a broker since 2003, who has lived in Chula Vista for more than 40 years. Otay Ranch Homes is his Otay Ranch–focused site; San Diego Buy Guy covers the rest of San Diego County.
